It’s not quite like Pasqualini’s days under Wilhelm V, but construction activity in Jülich is hard to miss. The face of the city is changing, with a clear vision: quality attracts residents. One recurring theme is the desire for homeownership – whether it’s an apartment, senior residence, or family home. New developments have been established in various districts of the city, including the city center.
Quartier Nierstein
Spanning 22 hectares, the city expands with a full new neighborhood. The construction of the northern district in 1956 was the last time Jülich saw such a significant change. Gut Nierstein, one of Jülich’s oldest estates, combines history and modernity in this quarter, which will provide homes for around 2,000 residents. Located to the left of the Rur river with a view of the city, it has convenient access to the A4 Aachen-Düsseldorf, just 3 minutes away.
Baugebiet Lindenallee III
This is the third phase of the development, situated about 1.5 km from Jülich’s city center. Located at the quiet edge of town near the solar tower and Stetternich, various plots for single-family houses and tiny houses are expected to be available in the first half of 2024. The tiny house community was developed in collaboration with Düsseldorf University. On about 17 plots of roughly 220 square meters each, owner-occupied and rental units are planned. Additionally, a mixed-use area in the south is designated for housing, businesses, medical practices, restaurants, or childcare facilities.
Baugebiet Lindenallee II
Lindenallee II is also located about 1.5 km from the city center, towards Stetternich. Here, 67 building plots between just under 365 and up to 420 square meters are available for the construction of single and two-family homes.
Güsten, Sandweg
The allocation process is already underway, and only a few plots remain available. Reservations are currently offered based on a waiting list, and interested parties can still register for it.
Alte Ziegelei, Jan-von-Werth-Str.
Owner-occupied and rental apartments are being built on historic grounds where an old brickworks once stood. The area, approximately 11,500 square meters, offers space for 78 apartments across 5 multi-family buildings, each with three full floors and a penthouse floor, set amid green areas. The apartments, designed for discerning owners, range from 2- to 4-room layouts with living spaces from about 54 to 137 square meters. The building includes an underground garage, equipped to support future e-mobility infrastructure. All apartments and the garage are accessible and barrier-free.
